A market-based valuation forms the foundation of any real estate marketing. Based on comprehensive market knowledge and current data, our experts prepare valuations and market value reports for houses, land, apartments, residential and commercial buildings, hotels, and other investment properties.

These valuations are based on many years of experience in applying the standard valuation methods approved under Section 194 of the German Federal Building Code (BauGB) for asset value, income value, and comparative methods. These valuations are free of charge and do not require commission.

Non-Binding Property Valuation

With the valuation methods in this section, we offer you the opportunity to obtain a free, non-binding, expert property valuation based on many years of experience in applying the valuation methods approved under Section 194 of the German Federal Building Code (BauGB) (asset value, income value, and comparative methods).

The professional preparation of a market value report for submission to banks, insurance companies, government agencies, or authorities is subject to a fee and will be invoiced by us.

Real value method

A valuation using the asset value method is generally used for owner-occupied single-family, two-family and terraced houses (with restrictions). The material value of the building based on the production costs (usually NHK 2010 notional new construction costs), the outdoor facilities, the land value and the ancillary construction costs (planning, construction, etc.) are relevant for the valuation. The type of property, current condition and fixtures and fittings must also be taken into account.

Comparative value method

The comparative value method is suitable for undeveloped land, condominiums, detached houses, terraced houses and comparable houses in housing estates. With this method, the valuation is derived on the basis of a sufficient number of actually realized purchase prices of other, comparable, recently sold properties that have similar characteristics in terms of size, location, use and condition.

Capitalised earnings method

A valuation using the capitalized earnings value method is generally used for rented apartment buildings, apartments, residential and commercial buildings, retail outlets and commercial properties. The focus is on calculating the yield on the basis of the usual and expected market income, the capitalized earnings value.

Market value appraisal

With this detailed valuation procedure, you receive a comprehensive market value report for submission to banks, insurance companies, government offices or authorities, for example. The preparation of such a certified appraisal is subject to a fee and will be invoiced by us. A market value appraisal is the most comprehensive method of real estate valuation and includes the complete documentation of all necessary documents relating to the property.
