For the successful rental of your property

RERA-registered real estate agency

Working with a RERA-registered agency is essential to ensure legal certainty. Only real estate companies registered with the Real Estate Regulatory Authority (RERA) are officially permitted to operate in the Dubai rental market. They not only assist in selecting suitable tenants but also ensure that all processes are handled legally and professionally.

Real estate preparation

A compelling first impression is crucial for a successful rental. Before listing a property in Dubai for rent, it should be carefully prepared. Necessary minor renovations—such as plumbing, electrical, or painting—should ideally be completed in advance. A well-maintained and visually appealing property appeals to quality-conscious tenants and lays the foundation for optimal rental pricing.

Rental Price Determination

During an initial inspection, we obtain all the necessary property information to determine a market-based rental price for a sustainable and satisfactory tenancy.

These documents are required and must be provided by the owner: the title deed, a copy of the passport, an Emirates ID card or a valid residence visa, and DEWA account details. If the property is mortgaged, a recent bank statement and a copy of the mortgage document must also be submitted.

Property Listing approval

Before a property in Dubai can officially be offered for rent, a listing permit is required. This permit authorizes the property to be advertised through a real estate company registered with RERA.

To apply for this permit with the Dubai Land Department (DLD), the following documents must be submitted:

  • Title Deed
  • Copy of the owner's passport
  • Signed Listing Agreement

Typically, the appointed real estate agent handles the submission and completion of this process on behalf of the owner.

Presentation

Upon request, we offer 3D property visualizations for construction projects or buildings in need of renovation. For unfurnished properties, we recommend professional home staging for optimal presentation.

Viewings

Our experienced staff coordinate appointments with prospective tenants and conduct individual viewings. During these individual viewings, all prospective tenants are provided with detailed information about the property, including its furnishings and amenities.

RERA Rental Agreement

After selecting the tenant, conducting a credit check, and carefully drafting the RERA Unified Tenancy Contract (RERA Unified Tenancy Contract), which defines the rights and obligations of both parties, the tenancy agreement can be successfully concluded in one optimally prepared meeting.

Ejari Registration

Ejari is the official registration system for rental agreements in Dubai, managed by the Dubai Land Department. Every rental agreement must be registered through Ejari to be legally recognized. Registration protects both landlords and tenants and is a prerequisite for activating utility services such as DEWA. It can be done online or through authorized service centers.

Payment Terms

Upon signing the lease, the tenant is obligated to make the agreed payments to the landlord. This typically includes a security deposit of 5% of the annual rent for unfurnished properties or 10% for furnished properties, as well as any advance payments due.

The rent can be paid either in full in a lump sum (single check) or as an initial payment with additional, post-dated checks deposited for the remaining installments - depending on the individual agreement.

If the tenant and landlord agree to pay the annual rent in several installments, the tenant is obligated to provide the appropriately dated checks upon signing the lease.

A post-dated check is a payment instrument issued for a future date. The bank will not cash this check until the specified date; earlier cashing will be refused by the bank. This procedure is common practice in Dubai to ensure regular rental payments.

Utility Connections

To ensure the tenant can use the property smoothly, all necessary utility contracts - especially for electricity, water, and gas - should be activated in a timely manner. After registering the lease through Ejari, the Dubai Electricity and Water Authority (DEWA) will set up an account for the tenant and send the login details via email.

The following documents are required for activation:

  • Property's DEWA number
  • Passport copies of tenant and landlord
  • Completed DEWA form
  • Title deed extract
  • Activation fee of AED 130
  • A refundable security deposit

Any outstanding utility bills must be paid before moving in to ensure proper service.

Documented handover

After all payments have been made, the property will be handed over to the new tenant along with all keys, access devices for the building, parking garage, or leisure facilities, and a handover protocol, which must be signed by all parties.

Only after this confirmation can the tenant officially move into the property.
